Timeline

Here’s what I’ve been up to regarding our green triplex project. It should give you a pretty good idea of what I’m busy with at the moment & the work & research involved overall.

2011

May

8. – Contractor #1 decided to cease his involvement with us.

4. – Met with Contractor #3.

2. – Met with Contractor #2.

1. – Attended Workshop #3: Conférence sur la permaculture.

April

27. – Met with Contractor #1 for viewing his preliminary budget estimation of our construction project.

26. –  Contacted Contractors #2 & #3 & took appointements with each of them.

19. – Asked our architect for 2 contractor references.

14. – Received the final sketches from our architect and paid for their services.

13. – Met with Contractor #1.

4. – Met with our new real estate agent to define our search profile & learn more about her services.

2. – Fired our real estate agent & hired Real Estate Agent #3 from Groupe Sutton.

1. – Spoke with Bank #2 & #4 on the phone for yet more details on building with 3 investors. Called the Borough of Plateau Mont Royal to have more details on the Bienvenue tax on a property we would share with two other couples.

March

31. – Met with Bank #2 about details on an indivise construction mortgage loan.

29. – Reviewed the final sketches & sent my comments to our architect.

25. – Received the final sketches from our architect, with 2 more plans: the roof & the basement.

23. – Visited the Montreal National Home Show.

17. – Received the feedback from our architect regarding Property #5.

16. – Met with a notary for questions & plan of action. Took an appointment with a financial institution.

14. – Reviewed the layout with our graphist. Asked the professionnal opinion of our architect on Property #5.

12. – Visited the neighbourhoods of Property #5 & #6.

11. – Received the first layout of our advertisement from our graphist.

9. – Reviewed the sketches with our architect & defined, along with our graphist, the drawings we will be using for the promotion of our project. Called Notary #5 for an appointment.

7. – Received the preliminary sketches from our architect.

5. – Met with 2 good friends, a graphist and a promotion director, & elaborated in more details the promotion of our project.

February

25. – Read the ADA & ABA Accessibility Guidelines.

23. – Signed a services proposal with our architect and met to define our preferences & criteria for the preliminary floor plans.

8. – Asked Studio MMA (Architect #3) to be our architect and agreed on realizing a first preliminary design of the floor plan for promoting (softly) our project.

6. – Visited the neighbourhoods of Property #3 & #4.

1. – Started reading A Pattern Language.

January

8. – Visited Properties #1 & #2.

2010

December

8. – Obtained a mortgage loan pre-approval certificate from Bank #3: ING Direct.

1. – Met with my real estate agent and built a strong search profile.

November

18. – Met with Bank #2.

13. – Workshop Matériaux et techniques de finition écologiques et saines.

7. – Started reading Biophilic Design.

1. – Met with Bank #1 for a mortgage pre-approval (we didn’t submit yet).

October

27. – Met with Architect #3.

24. – Contacted the Botanical Garden regarding endangered species’ habitat recovery program (for our roof).

22. – Met with Architect #2.

21. – Meeting cancelled by Architect #1 & read the manual International Living Building Challenge 2.0.

20. – Contacted several inspectors and notaries recommended by my real estate agent.

19. – Contacted the Biodôme regarding endangered species’ shelter programs (for our roof).

16. – Contacted 2 financial institutions & several notaries.

15. – Launched Grassroof, this blog!

14. – Started reading Green Building & Remodeling for Dummies.

12. – Registered to the workshop Matériaux et techniques de finition écologiques et saines.

8. – Contacted 3 architectural firms and took appointments with each.

5. – Contacted 2 real estate agencies and hired my agent from ProprioDirect.

2. – Attended Workshop #1: Formation en construction écologique.

August

25. – Started reading the manual LEED Canada for Homes 2009.

24. – Registered to the workshop Formation en construction écologique (autoconstruction & maisons neuves).
